Services

  • Bill all residents for maintenance fee charges on a monthly basis

  • Collect maintenance fees by mail at our corporate office

  • Daily bank deposits into a separate operating account for each property

  • Pay all bills related to the operation of the site

  • Oversee any on-site staff

  • Implement a purchase order procedure and spending limit with on-site staff

  • Enter into contracts for essential services 10 the property, such as snow removal, trash pickup, extermination, utilities, etc.

  • Oversee and/or place orders for all equipment, supplies and tools necessary to maintain the property

  • Report any violations found by government agencies to the owners

  • Correct any violations found by government agencies

  • Notify the owner of any emergencies within 48 hours

  • Maintain a comprehensive system of records, books and accounts

  • All accounts may be audited by an owner-approved accountant on a yearly basis

  • We will work with an agreed upon spending limit for our property manager

  • Provide a financial report before the 20th day of the month for the preceding month

  • Prepare an annual budget for the property

  • Process payroll (through an outside payroll company) for all property employees 10 include all tax forms and tax payments

  • Hire, contract for, supervise and terminate any employees and contractors required to property maintain the property

  • Oversee the collection of work order requests and resolution of those requests by the site staff or contractors

  • Diligent collection efforts on all delinquent accounts

  • Recommend an aggressive collection policy with a recommended attorney

  • Report all accidents and/or claims to the insurance company and to the owner

  • Work with the insurance carrier and/or legal representative on all claims

  • Maintain a separate operating account in the name of the property/owner for all property related expenses, payroll and management fees

  • Maintain a separate account for reserve and replacement in the name of the property/owner

  • Oversee any capital improvements and other major repair projects
